The Challenge
Over recent decades, the Vaartkom district has undergone a remarkable transformation from an abandoned industrial zone into a vibrant urban neighborhood. Historic warehouses have been repurposed, new housing developments have welcomed residents, and a green-blue network has been reintegrated into the cityscape. This evolution has sparked economic, social, and cultural revitalization, attracting creative industries and fostering a dynamic community. The final challenge was to redevelop the public space so that Vaartkom would not only serve as a transit corridor but also become a welcoming environment for gathering, living, and engaging with water.
The Solution
Tractebel’s design for the Vaartkom banks introduces a spatial framework that respects the site’s heritage while redefining its identity within the city. The concept strengthens connections with the surroundings by extending paving patterns into generous sidewalks and reorganizing traffic flows. A coherent material palette—uniform paving, greened northern and southern banks, and a continuous concrete bench along the quay—creates a unified public realm. Key spaces such as Victor Broosplein, the water garden, and the canal’s end offer diversity and encourage interaction. Innovative hydrological systems, exposed water features, and lush vegetation enhance climate resilience, while urban furniture fosters a playful and inclusive atmosphere.
The Impact
The redevelopment of Vaartkom has transformed the area into a lively, attractive destination for residents and visitors. Green spaces and water features have improved local climate conditions and biodiversity, creating a healthier and more enjoyable environment. By blending the district’s industrial heritage with contemporary urban living, the project delivers a unique and engaging experience. Today, Vaartkom stands as a benchmark for sustainable urban redevelopment, demonstrating how thoughtful design can harmonize ecological performance with social vitality.
